Description We have a retail store located in beautiful downtown Leavenworth. Leavenworth is a quaint alpine Bavarian village located just 77 miles east of the Seattle-Tacoma airport and is a popular destination for many tourists. The character-laden buildings house various shops and restaurants, including authentic German bakeries and confectioneries. Leavenworth has a year round schedule of events from Kinderfest (just for kids), International Accordion Celebration, Oktoberfest and Christmas Lighting, to Washington State's oldest festival - the famous Autumn Leaf Festival and is known to many as Christmas town. In the spirit of the town we have decorated the store around a train theme with a Lionel train that runs around the top of the retail area. We have delighted many customers with our singing fudge show and as a result have many repeat customers. We have an open area where customers can watch hourly fudge shows lasting 20 to 30 minutes each. We sell both wholesale and retail. The store has a class 1 hood with full fire suppression, a copper kettle, small broiler, refrigerator and freezer. All equipment is NSF certified. There is a prep area, storage room and office. Two retail sales areas along with display cases, a 6 head fountain for Coca Cola ice machine, and a scoop ice cream freezer as well as a soft serve ice cream machine. The store is fun to work in and we love making people happy. We opened late in the year (November 27,2008) and sales were down all over town from too many snowstorms. The average sales from October through December for most stores in the ares are that they make 1/3 of their gross revenue during those months. With opening late and then losing a partner and only being open 2 days a week from January to the present our sales don't reflect the possibilities for this store this is why we are only asking $98K and are willing to consider all offers.
