Description Subject to prior sale or disposition, we have under contract an exceptional combination hotel resort with natural hot springs, a top rated golf course and additional land available for development.
The area is in a high demand toursit area with surrounding natural beauty. The hotel has a historical occupancy rate of approximately 75% year round.
Our contract calls for the complex to pay 10% interest for ten years, plus a 49% net equity interest. We will be repositioning the resort to dramatcially incresae its revenue stream and asset value and are seeking either a cash equity partner or a bridge loan.
Our exit strategy is to refinance short term upon completion of the renovations into a five star hotel at a higher asset value. $ 15 million US cash required subject to adjustment at closing depending on the then in effect rate of exchange.
We can be very creative as to how to repay the funds and are willing to consider splitting or sharing our equity component.
